Pool & Rec Survey Results

January 2009

As reported to the Board of the Oaks of Atascocita CIA at the January 13, 2009 meeting, the survey results are as follows:

Residents (108-76) want to rebuild a tennis/basketball court.

The Oaks Board will move forward in Building a Tennis/Basketball Court.  Also, the current fencing will be relocated to extend both sides of the baseball backstop.  The courts will be divided and will have two gate entrances.  Both will be kept locked and a key will be necessary to enter either court.  The existing lights will be utilized.

Residents (98-68)  want to replace the chain link fence and install shade covers at the pool.

The Oaks Board will move forward in the Replacement of the Chain Link Fence at the Pool with a Wrought Iron Fence.  However, due to a significant sink hole under the gazebo, this project will be delayed for a short period of time.  MUD#109 is assisting us in determining the cause of this sink hole and what party will be responsible.

The Oaks Board will move forward in the Installation of Shade Covers at the Pool.

The Oaks Board wishes to express their thanks to the many residents that participated in the survey.

 

There were numerous comments and questions on the surveys.  Below are a sampling of each and the board’s response.

  1. How are you keeping track of these responses?  Some responses came in by mail and many came in by email and recorded.
  2. We get teenagers from other neighborhoods causing graffiti and vandalism to the tennis courts.  If any residents know the identity of those that post graffiti and vandalize our tennis courts, please contact CAM or the Constable’s Office.
  3. Why isn’t the insurance covering this?  The damage from Ike has been submitted to our insurance and these repairs will be made.
  4. Close Pool.  Fill-up Pool and Plant Flowers.  While the pool and park area is an expense, it is also an amenity that increases the value of our homes.
  5. The Oaks has drastically gone down hill and there are several homes on the main streets that frankly look like a dump.  The Oaks of Atascocita enforces all deed restrictions.  It is a lengthy process and costly to pursue in court.  However, it is the desire of this board to aggressively enforce violations to their full extent which may conclude with foreclosure.
  6. Our maintenance fees should cover these costs.  The Maintenance Fees provide funding for our 2009 Budget.  For capital expenditures, it is sometimes necessary to secure funds.
  7. Enforce maintenance rules.  I hate to be a snitch, but...  Any resident may notify a board member or call CAM with an address that needs attention. 
  8. A dog park might receive a surprising number of notes.  The Oaks Board will be considering such suggestions for 2010.
  9. Fix the pool now!  In late 2008, the pool repairs were completed with the exception of one leak that will be completed in January 2009.
  10. Keep dues the same.  Make sure homeowners pay the dues.  The Oaks Board by virtue of the covenants may only increase the maintenance fees by 3%.  Collections of Maintenance Fees by the Oaks are a very aggressive campaign directed by board members and facilitated by our management company as well as our attorneys.
  11. Please stop the cars parked in front of homes that block a lane of traffic.  Unfortunately, the streets in our subdivision belong to Harris County Precinct 4 and we have no jurisdiction in this area.
  12. Build a fence on Forest Timbers along playground area.  The Oaks Board will be considering this suggestion for 2010.
  13. Could we please address the barking dogs?  Please notify CAM with the address of the barking dog(s).  A notice will be forwarded to the dog’s owner.
  14. Pool & Tennis Courts should be kept up.  They are an asset.  This echoes the sentiment of the board members.  The Oaks has a lovely facility that has aged and now must be updated to protect the existing asset.
  15. Good Job!   The Oaks Board Members volunteer their time to serve on the board.  Thank you for this compliment.
